What You Get with a Mold Inspection/Assessment We will do a visual inspection of the property and with your approval, take samples of the air and surfaces that we discover to be in need of testing. We attempt to discover the cause of the mold issue whenever possible, to help you prevent the return of mold. We isolate the areas that have elevated mold by taking air samples, when results come in, we can tell you where the problem is and how far it has spread. We will provide an independent lab report and a written report to explain what was found in your lab samples with a step by step remediation plan, when needed, to direct your remediation company on how to correct any mold issues. If no elevated mold or visible mold is found in the home, we will provide you with a clearance letter.
What's the actual process? A mold inspection will include a visual inspection of the home or building and usually include taking samples for testing, this can include air sampling, swab or tape-lift samples. Accredited laboratories in the U.S. always require a minimum of 2 air samples in order to evaluate air quality. One of these samples is used as a baseline, known as a control sample. Many times additional air samples or surface samples are needed. The samples are sent to an independent, accredited laboratory. Within a few days, results are received by the inspector who then interprets the results and writes your report. The report is sent to your email address within 3-5 business days. You share your results with remediation companies of your choice and receive quotes for any work that is needed. If needed, we can expedite the process for an additional fee and have your results the next day.
What about the Inspector? Your inspector is an experienced, N.Y. state licensed Mold Assessor. When performing the inspection we act with respect and confidentiality and are always willing to explain things and answer all your questions. The inspector will explain recommendations and discuss why each sample is worth your investment and there's never any pressure on the client to do additional testing.
